If you have not swapped already, do it right now, before the Housing Bill is passed. Else the new tenancies for the swapped homes will be short term only with no right of succession.

And please email your MP right now pointing out (if Tory) that London businesses are already having staffing problems because lower income workers cannot afford 'affordable' homes in London, and are having to move too far out to commute into London. So more secure social housing is needed, whereas the Housing Bill is designed to end all but temporary social housing on the outskirts of London or beyond.

For Labour MPs - the Housing Bill kills 3 birds with one Bill -

1. It is massive social engineering, shifting low paid workers, the unemployed and other low income people right out of London. So the well-off will not have to share pavements, shops, roads, entrances to blocks of flats etc with us anymore.

2. It breaks-up and disperses communities of ordinary working people that Cameron etc think are all Labour voters with market renters and purchasers.

3. It kills-off social rent housing, replacing it with far fewer, short-term, tenancies for which HAs can set their own rent levels.

4. It will also make it much harder for home swapping, as all new social tenancies will be for 2-5 years (then tenant must reapply), with no right of succession. So those in secure or assured social rent homes will not want to move to the insecure tenancied properties.

This government wants to force council and HA tenants into renting from their private landlord mates. It's the 21st century version of serfdom.

Hi I have been trying to mutually exchange my home for over 15 years without any luck.
Anybody want a 3 bed house in Battersea with garden for a 3/4 bed house same or similar area?

afaik right to succession has already been removed for all social tenancies, council or HA.

the problem might be that you are seeking the exact same property in the exact same area, which implies you only want to move because there is a problem with the address. Might be putting people off.
